Assuming all liens are wiped. Mello-Roos and undischarged IRS liens survive (R&T § 3712) — especially relevant in SB's CFD-heavy desert subdivisions where Mello-Roos can be substantial
Treating the deposit as partial payment. If you default, the entire deposit is forfeited to the General Fund and is NOT credited toward taxes (R&T § 3693.1)
