Rescission: 1 year from tax deed execution to petition Board (R&T § 3731); subsequent court action within 1 year of denial (R&T § 3725)

What changed for 2026

Platform migration: SB moved fully from Bid4Assets to Grant Street Group's DeedAuction at sbcounty.mytaxsale.com. Old Bid4Assets URLs and Terms PDFs no longer apply — investors using outdated guides will register on the wrong platform

2026 calendar: sale date not yet posted as of late April 2026 (historical pattern is May); register on MyTaxSale to get the announcement

2026 deposit/fee specifics: not yet published — verify against the 2026 Terms of Sale PDF when released

Common rookie mistakes

Registering on the County's tax-collector website doesn't register you to bid. You must create a separate account on sbcounty.mytaxsale.com and post the deposit there before the cutoff

Assuming all liens are wiped. Mello-Roos and undischarged IRS liens survive (R&T § 3712) — especially relevant in SB's CFD-heavy desert subdivisions where Mello-Roos can be substantial

Treating the deposit as partial payment. If you default, the entire deposit is forfeited to the General Fund and is NOT credited toward taxes (R&T § 3693.1)
