Historical pattern: Fresno typically runs one annual online tax-defaulted sale. The 2025 sale opened 8:00 AM PT on Friday, June 13, 2025; earlier sales were held in March

Watch for an announcement 45–120 days before the sale

Registration & deposit

Registration through Bid4Assets bidder portal; vesting (deed name) form must be submitted before deposit instructions are released

Single deposit of $5,000 plus a non-refundable $35 processing fee (per 2025 cycle terms)

Accepted forms historically: ACH (earlier deadline) or wire transfer (later deadline). 2025 cycle: ACH due 1:00 PM PT June 6, 2025; wire due 2:00 PM PT June 11, 2025

Non-winning bidders receive their deposit back; winners' deposits are applied to purchase price

Payment terms (after winning)

Balance due by wire transfer to Bid4Assets within deadlines stated in the sale's Bidder Acknowledgements (2025: vesting info due Wednesday June 18, 2025; full payment per Bid4Assets schedule)

$35 per-parcel administrative fee added to the final price

Documentary transfer tax also applies

Default consequences: forfeits deposit + may be barred from future Fresno sales and other CA county sales conducted on Bid4Assets (R&T § 3693.1; § 3693)

Inventory

Approx. 260 parcels listed in the most recent multi-day Fresno sale ("260 parcels starting as low as $400" — Bid4Assets promotional copy)

Mix is heavily vacant land and timeshare interests, with smaller share of improved residential — typical for Fresno's geographic spread (urban Fresno/Clovis plus large rural/foothill acreage and Sierra timeshares)

Minimum bid set per R&T § 3698.5; commonly starts in the $400–$5,000 range for vacant/timeshare lots, higher for improved

Bid increments set by Bid4Assets per parcel (typically $100 increments at low end, scaling up)

Redemption / excess proceeds quirks

Owner's right of redemption terminates at 5:00 PM on the last business day prior to the sale (R&T § 3707)

Surviving liens (R&T § 3712): most private liens extinguished, but federal IRS liens, certain assessments, and recorded easements/restrictions survive. Sale is "as is."

Rescission window: legal challenges must first petition the Fresno County Board of Supervisors to rescind within 1 year of tax deed recording (R&T §§ 3725 / 3731)

Excess proceeds: 1-year claim window from tax deed recordation (R&T § 4675). Fresno publishes excess-proceeds lists on the Tax Sale & Excess Proceeds page

Local quirk: Fresno supervisors voided a prior tax sale after a finding that the owner was "hoodwinked" — the Board does occasionally exercise its rescission authority. Buyers cannot assume a deed is final until the rescission window closes.

What changed for 2026

2026 dates not yet announced as of 2026-04-29 — a departure from prior years where the schedule was usually posted by April for a spring/early-summer sale

Deposit ($5,000) and $35 processing fee remained unchanged through the 2025 cycle; assume the same pending the 2026 Bidder Acknowledgements release

Platform unchanged: Fresno has not migrated off Bid4Assets, unlike LA (GovEase) and San Bernardino (Grant Street DeedAuction)

Common rookie mistakes

Assuming the County inspected or warrants the property — the Bidder Acknowledgements PDF expressly states the Tax Collector "does not inspect these properties and cannot guarantee the condition of the property" (R&T § 3692.3)

Treating the sale as a brokered transaction — the same PDF states "the tax sale is a statutory process, not a contractual process" and "should not, in any way, be equated to real estate sales by licensed salespeople, brokers and realtors"

Skipping pre-sale title research — "the burden … on the purchaser to thoroughly research, before the tax sale, any and all matters relevant to their decision to purchase," and IRS liens / certain assessments survive the sale (R&T § 3712)
